Live Oak Labs is an independent app studio based in Florida, building mobile applications that solve everyday problems with care and craft.
Live Oak Labs is a small, independent app studio based in Florida. We build tools for the moments that matter in everyday life — not flashy, not trendy, just genuinely useful.
Named after the Live Oak tree, Florida's most enduring symbol of strength and deep roots, we believe the best apps grow from real problems, not boardroom brainstorms.
Harmony House is our first app — built for anyone who's ever shared a space with another human being and wished there was a better way to keep the peace.

Why This App Was Developed
You know the one. "Whose turn is it to buy dish soap?" Nobody claimed it. Three weeks later, there's still no dish soap, someone's quietly fuming, and what started as a minor inconvenience has become a full-blown house tension nobody wants to talk about.
We've all been there — whether it's splitting rent with roommates, chasing down who owes what for utilities, or trying to coordinate a cleaning schedule without it turning into a group chat argument. Shared living is one of the most common human experiences, and yet nobody had built something that actually made it easier.
So we did. Harmony House is built for anyone who's ever shared a space with another human being and wished there was a better way to keep the peace.

Live Oak Labs LLC ("we", "our", or "us") operates the Harmony House mobile application ("the App"). This Privacy Policy explains how we collect, use, disclose, and protect your personal information when you use our App. By using Harmony House, you agree to the collection and use of information in accordance with this policy.

We do not use any data for tracking across third-party apps or websites, and we do not sell your data.

We do not sell, trade, or rent your personal information to any third party for marketing purposes.
We retain your personal information for as long as your account is active or as needed to provide the App's services. If you delete your account, we will delete your personal data within 30 days, except where we are required to retain it for legal or regulatory purposes.
You have the right to delete your account and all associated data at any time. You can delete your account directly within the Harmony House app by going to Settings → Account → Delete Account. Alternatively, you may contact us at hello@liveoak-labs.com to request account deletion. We will process all deletion requests within 30 days.
We take the security of your data seriously. All data is encrypted in transit using TLS and encrypted at rest. We use industry-standard authentication practices including phone number verification via one-time passcodes. However, no method of transmission over the internet is 100% secure, and we cannot guarantee absolute security.
Harmony House is not directed to children under the age of 13. We do not knowingly collect personal information from children under 13. If you believe we have inadvertently collected information from a child under 13, please contact us immediately at hello@liveoak-labs.com and we will delete it promptly.

We may send push notifications to your device to alert you of activity within the App. You can opt out of push notifications at any time through your device's Settings app.
We use your phone number to send SMS one-time passcodes for authentication purposes only. We do not send marketing SMS messages. Standard message and data rates may apply.
We may update this Privacy Policy from time to time. We will notify you of any significant changes by updating the date at the top of this policy and, where appropriate, notifying you through the App. We encourage you to review this policy periodically.
We do not sell, rent, trade, or otherwise transfer your personal information to third parties for their marketing purposes under any circumstances. Your data is never monetized or shared for advertising. This applies to all users regardless of location.

The Harmony House mobile app does not use cookies. Our website (liveoak-labs.com) may use minimal session cookies required for basic functionality only. We do not use tracking cookies, advertising cookies, or third-party analytics cookies. We do not track your behavior across third-party apps or websites.

Harmony House is a mobile app designed for people who share a living space. It helps roommates and landlords manage chores, split bills, shop together, and communicate — all in one place.
Anyone sharing a home. College roommates, young professionals, families, or landlords managing tenants. If you share a space with another person, Harmony House was built for you.
Yes. All data is encrypted in transit and at rest. We use phone number verification via one-time passcodes (OTP) for secure login — no passwords to forget or get hacked. Your data is stored securely via Supabase and never sold to third parties.
After creating your account, you can invite roommates by sharing a household invite code or link directly from the app. They simply download Harmony House, enter the code, and they're in.
Landlords get access to property management tools — tracking maintenance requests, managing tenants, monitoring shared finances, and communicating with all residents in one place.
You can log any shared expense and Harmony House automatically calculates who owes what. Balances update in real time and you can auto-settle with one tap.
Harmony House offers a free trial period so you can explore all features before committing. Subscription details are available within the app.
Harmony House is currently available on iOS (iPhone). Android support is on our roadmap.
You can delete your account at any time from within the app under Settings → Account → Delete Account. All your data will be permanently deleted within 30 days.

By downloading, installing, or using the Harmony House mobile application ("the App"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the App. These Terms apply to all users of the App, including roommates and landlords.
Harmony House is operated by Live Oak Labs LLC, a Florida limited liability company. References to "we", "us", or "our" refer to Live Oak Labs LLC.
You must be at least 18 years of age to use Harmony House. By using the App, you represent that you are 18 or older. You agree to use the App only for lawful purposes and in a way that does not infringe the rights of others or restrict their use of the App.
You are responsible for maintaining the confidentiality of your account and for all activities that occur under your account. You agree to notify us immediately at hello@liveoak-labs.com if you suspect any unauthorized use of your account. We reserve the right to terminate accounts that violate these Terms.
You retain ownership of any content you create within the App, including messages, chore assignments, bill records, and other data. By using the App, you grant Live Oak Labs LLC a limited license to store and display your content solely for the purpose of providing the App's services. You are solely responsible for the content you create and share within the App.
You agree not to use the App to:
Harmony House may offer paid subscription plans. All subscriptions are processed through Apple's App Store. Subscription fees are billed in advance and are non-refundable except as required by applicable law. You can cancel your subscription at any time through your Apple App Store account settings. Cancellation takes effect at the end of the current billing period.
We may offer a free trial period for new users. At the end of the free trial, your subscription will automatically convert to a paid plan unless you cancel before the trial ends.
The App, including its design, features, logo, and content created by Live Oak Labs LLC, is owned by Live Oak Labs LLC and protected by applicable intellectual property laws. You may not copy, modify, distribute, or create derivative works based on the App without our express written permission.
The App is provided "as is" and "as available" without warranties of any kind, either express or implied. We do not warrant that the App will be uninterrupted, error-free, or free of viruses or other harmful components. We make no warranty regarding the accuracy or reliability of any content within the App.
To the maximum extent permitted by applicable law, Live Oak Labs LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the App, including but not limited to disputes between roommates or landlords arising from content shared within the App.
These Terms are governed by the laws of the State of Florida, United States, without regard to its conflict of law provisions. Any disputes arising from these Terms shall be resolved in the courts of Florida.
We reserve the right to modify these Terms at any time. We will notify users of significant changes through the App or by email. Continued use of the App after changes constitutes acceptance of the updated Terms.
